Building It Right the First Time

A new building is the one chance to put every outlet, switch and light exactly where it belongs, and to leave room for the equipment you may add later. A conduit to the garage for a future charger costs little while the walls are open and a great deal once they are closed.

We take on additions, backyard cottages, detached garages and complete new homes. The work begins with temporary power for the build, continues through the permanent service and rough-in, and ends with devices, fixtures and appliances connected and tested.

First-time builders get a plain guide from us to every inspection stage, so the electrical side is never the reason the schedule slips.

What Shapes the Price

New construction is priced by stage, so you always know what the next phase will cost.

Size and layout

Square footage, room count and ceiling heights all influence the cable and labor involved.

Service size

A home planned for chargers and heat pumps may need a 200 amp or larger service.

Lighting design

Layered lighting with many recessed fixtures and dimmers adds to the rough-in.

Low-voltage pathways

Conduit for data and future upgrades is inexpensive now and well worth considering.

Detached buildings

ADUs and garages need feeders and subpanels, priced on their own lines.

Fixture and device choices

Standard devices or designer ranges make a noticeable difference at finish.

Inspections

Rough-in and final inspections are included and arranged by us.

Good to Know Before We Visit

  1. Share the drawings early

We often suggest small changes that save money or add convenience.

  2. Tell us the schedule

Knowing when framing will be ready lets us book our time well in advance.

  3. Think five years ahead

Planning now for a charger, heat pump or solar saves opening walls later. Even a spare conduit or two, capped and labeled, can save a great deal of trouble when the time comes.

How We Work With Your Builder

  1. Drawings and pricing

We review the plans, agree the layout and send a price for each stage.

  2. Rough-in and inspection

We wire the open framing when it is ready and pass the inspection before insulation.

  3. Finish and final

After the surfaces are complete we fit, test and close the final inspection.
